Why should I enlist a property management company?

It really comes down to peace of mind. Retaining a reputable property manager eliminates the hassles normally faced by landlords—finding and screening good tenants, marketing the property, collecting payments and overseeing home maintenance. Tenant’s Choice of Denver combines full-service property management with some unique programs that can actually enhance your property value. We minimize your risk in the 3 major profit killers: vacancy, evictions and major rehabs.

Once I contact you about my investment property, what happens next?

Tenant’s Choice conducts an in-depth analysis of your property. We then meet with you in person to describe in greater detail how our tenant management process works. Upon mutual agreement to move forward we will help schedule any necessary minor repairs to get your property rent ready.

How will I know that my tenants will be responsible and pay on time each month?

We use multiple strategies to make sure rent is paid on time. First, we use economic qualifiers such as liquid assets, cash at lease up and strong income-to-rent ratios. Second, we verify employment and look for tenants who have had long-term job stability. Third, we require tenants to pay via ACH withdraw on the last day of the prior month. We have credit card options to make payments if a tenant is a little short on cash.

What kind of homes are available?

Single family homes in the Denver Metro area including Arvada, Aurora, Highlands Ranch, Lakewood, Littleton and Westminster. Homes must be 3 bedrooms or more.

What if I want a month-to-month lease agreement?

All of our tenant contracts are month to month, with a future renewal date built in. We do not believe in holding tenants hostage if they must break a lease. We find working with tenants creates significantly more long-term occupants and helps eliminate vacancies.

Do you charge for listing a property?

We do not charge any fees for listing your property. Listings should be part of the property manager’s management responsibility and is built into our baseline services.

How do you handle maintenance requests?

Tenants who need maintenance or repairs can call our maintenance team directly or fill out a request on our tenant management portal. All functional improvements over $200 dollars require landlord approval.

What areas do you serve?

All of our homes are located in the greater Denver metro area: Arvada, Aurora, Highlands Ranch, Lakewood, Littleton and Westminster. We have strict selection criteria as to size and quality to ensure a positive experience for both property owner and tenant.
